New board member questions
Do new HOA and condo directors need certification?
Many states now require it. In Florida, directors seated on or after July 1, 2024 must complete an approved course within 90 days or face suspension from the board. The guide walks through the details.
Am I personally liable as a board member?
Directors who act in good faith, follow the governing documents and rely on qualified professionals are generally protected, and the association should carry D&O insurance. Not legal advice; ask your association attorney.
What financial reports should the board see each month?
A balance sheet, budget vs. actual, bank reconciliations, a delinquency report, reserve activity and the check register. The guide explains what to look for in each.
Is the guide really free?
Yes. Fill out the form at the top of this page and we'll email you the PDF. Share it with your fellow directors.
